When to Book Niseko Accommodation: Which Weeks Sell Out First, Booking from October, and Cancellation Terms (2026-27)

24 December to 3 January, and the week around 6 February 2027 (Lunar New Year). Niseko accommodation sells out from these two weeks first, so if your trip touches either one, book on the day your dates are fixed. You can still search in October, but the choice thins out every day. Before you pay, count back to the date 60 days before arrival: if you land on 5 February, the eve of Lunar New Year, that's 7 December, and for a 24 December check-in it's 25 October. Which weeks in Niseko sell out first?
The weeks where holidays stack up go first. Niseko United's peak lift pass pricing runs from 24 December 2026 to 28 February 2027 (Niseko United), and its first day lands on Japan's year-end break and the Australian summer holidays at once. In NSW the summer holidays run 18 December to 27 January (to 3 February in the Western division, NSW Department of Education); in Victoria, 21 December to 27 January (Victorian Government); in Queensland, 12 December to 26 January (Queensland Department of Education). Singapore schools are off from 21 November to 31 December (MOE).
Lunar New Year's Day 2027 is Saturday 6 February. Hong Kong's statutory holidays are 6, 8 and 9 February (Labour Department), and Taiwan has seven days off, 4 to 10 February (DGPA). Mainland China's 2027 holiday schedule hadn't been published as of 5 October. The easier weeks are early December, before school holidays begin, and March. How far ahead should you book?
There's no official answer, so this is my own rule of thumb. For Christmas to New Year and Lunar New Year week, book as soon as your dates are fixed, ideally in the first half of the year. For other weeks from mid-January through February, aim for three to six months ahead; for early December and March, a month or two is often enough, and rates drop too. I wouldn't wait for prices to fall in a peak week.
What goes first isn't Niseko as a whole. It's places within walking distance of the lifts in Hirafu, and three- and four-bedroom units for families and groups. If you're coming from Hong Kong with grandparents and kids, move even earlier than the timings above. Some places also set minimum stays at peak, so a three-night gap in a calendar may not be bookable.
Cancellation terms: the 60-day line
Niseko condos are stricter about refunds than most city hotels. The Niseko Company (winter, 1 December to 6 May) takes a 20% non-refundable deposit, with the balance due 60 days before arrival and 100% charged for cancellations within 60 days (The Niseko Company). Niseko Central also takes a 20% winter deposit; cancel within 7 days of paying and more than 60 days out and there's a ¥10,000 admin fee, and from 60 days before check-in it's 100% (Niseko Central). Yamakei Residences (winter, 1 November to 31 May) uses steps: a deposit of at least 20%, then 50% from 60 to 30 days, 80% from 29 to 15 days, and 100% from 14 days (Yamakei Residences).
Hotels and booking sites often list the same room twice, as a cheaper non-refundable rate and a pricier one with free cancellation. If your dates or leave could still move, I'd pay the difference for the refundable one. Check on the booking screen whether the free-cancellation deadline is in Japan time.

- Book through the operator's own site or a booking site you know. Don't wire a deposit to a stranger from a listing
After the stay: what to book, in what order
At peak, these fill up around the same time as rooms. This is the order I'd go in.

Searching from October: move the place, the dates or the length
October is late for a peak week. Still, if you can bend one of three things (where, when, or how long), you may find something. For where, look at Kutchan town, home to JR Kutchan Station. It has supermarkets and cheaper stays, but you'll want to check the morning bus times. The areas are compared in Where to Stay in Niseko.
For when, moving a 28 December arrival to 4 January, or Lunar New Year week to the week after, can open up more options. For how long, look for four- or five-night gaps between other bookings. I also think it's worth checking again around 60 days before arrival, when balances fall due. Once you find a room, book the airport transfer and ski school the same day. A good first step: enter two sets of dates and compare what's free.
Travel insurance: buy it the day you pay the deposit
Cancellation cover usually only pays for reasons that come up after you buy the policy. So buy it the day you first pay money. JNTO strongly recommends travel insurance for visitors, and notes that foreigners with unpaid medical bills in Japan may be restricted or refused entry later (JNTO). Many policies need skiing and snowboarding added, so check how off-piste is treated and whether they pay the hospital directly.

Is it too late to book Niseko for Christmas in October?
It's late, but not hopeless. Look in Kutchan too, keep a few days of flexibility, and check again around 60 days before arrival. For a 24 December check-in, that's 25 October.
Can I get a refund if I cancel my Niseko accommodation?
It depends on the place. Some condos, such as The Niseko Company, keep a 20% deposit and charge 100% from 60 days before arrival; others, such as Yamakei Residences, step up, with 50% from 60 to 30 days out. Hotels and booking sites often offer a pricier refundable rate.

Should I book ski school before I arrive?
Yes, especially for kids at peak. NISS only takes advance bookings for full-day lessons in peak season.
