Niseko Accommodation Prices 2026-27: Cost per Night, Cheapest Weeks, Fees and the 3% Tax

Look for a two-bedroom unit in Hirafu for a family of four, and AYA Niseko's spring 2026 rate card puts it at ¥177,700 a night in mid-December and ¥336,000 over New Year, close to double. Niseko accommodation is most expensive over Christmas–New Year and the Lunar New Year week (6 February 2027) and cheapest in early to mid December and from March. This season Hirafu, Hanazono, Village and Annupuri all charge a 3% accommodation tax on the room rate.

Cheap weeks and expensive weeks in 2026-27
Room prices follow the holiday calendar more than the snow. A useful guide is Niseko United's lift pass calendar: for 2026-27, Early season runs 28 November–11 December, Regular 12–23 December and 1–22 March, Peak 24 December–28 February, and Spring 23 March–4 April (Niseko United). Most lodgings price along similar lines, and within the peak, the New Year and Lunar New Year weeks climb higher still.
- Early to mid December: the cheapest part of winter. Freeride Lodge in Higashiyama opens on 14 December, with reduced rates from the 14th to the 20th (Freeride Lodge). The snow is still building
- Christmas to New Year: the most expensive, and the first to sell out
- January: the best snow. Many places are cheaper than over New Year, but some, like Niseko Backcountry Lodge in the table below, charge their highest rates from mid-January to mid-February

Singapore's school year-end holidays (21 November–31 December in 2026, Ministry of Education) overlap with the cheap weeks in early to mid December. Decide up front whether snow or price matters more: January for snow, mid-December or earlier for price. Every comparison after that gets easier.
How much per night for a family of four? Three places with published rates
From lodgings that publish 2026-27 rates by week, we picked rooms a family can stay in (checked 5 October 2026).

The periods differ by place. AYA Niseko's are 12–18 December, 19 December–3 January, 4–17 January and 7–21 March; Niseko Backcountry Lodge's are 16–20 December, 26 December–10 January, 11 January–15 February and 1–14 March.
AYA Niseko's figures come from its early-bird rate card for April–May 2026 and include breakfast, consumption tax, accommodation tax and the resort fee, with minimum stays of 1–5 nights depending on the period (AYA Niseko rate card, PDF). The card notes that rates may change without notice. Children 6 and under stay free using existing beds; 7 and over pay the adult rate. Freeride Lodge doesn't take under-16s in the main lodge, so families stay in the ski house; the mid-December figure is the full rate, so check the official site for the reduced rate from 14 to 20 December. Christmas and New Year aren't covered by this rate, and accommodation tax is charged on top. Niseko Backcountry Lodge is a dorm, so its figure is the per-bed rate with breakfast, times four (Niseko Backcountry Lodge). Because it's sold by the bed, other guests may take the remaining two beds if four of you book. The same lodge's mid-level dorm is ¥7,800 per person in early December.
Business hotels in Kutchan town come in lower. On one comparison site, Smart Hotel Kutchan's 2026-2027 winter plan was listed from ¥20,340 for two people in one room, room only (as of 5 October 2026, Travelko). What sits outside the nightly rate: minimum stays, cleaning, cancellation
Peak periods come with minimum stays. Niseko Ski Lodge requires at least 2 nights for private rooms from 15 December to 8 March (Niseko Ski Lodge), and AYA Niseko sets 5 nights over New Year and the Lunar New Year week.
Extra fees on condos vary a lot from one operator to the next. The Niseko Company charges a non-refundable resort fee of ¥3,680 per property per night, which is ¥25,760 for 7 nights, and provides one mid-stay clean for every 8 nights (The Niseko Company). Niseko Central states in its terms that there are no resort or service charges and that quoted prices include consumption tax and accommodation tax (Niseko Central).
For cancellations, find out first when the full charge kicks in. The Niseko Company takes a 20% non-refundable deposit at booking, and nothing comes back within 60 days of arrival. SETSU Niseko's 2026-27 winter advance rate also charges 100% from 60 days out (SETSU Niseko). Under a 60-day rule, arriving on 5 January means a deadline around 6 November.
Niseko's accommodation tax is 3% (Hokkaido's tax included)
Kutchan, the town that covers Hirafu and Hanazono, has charged 3% of the room rate since 1 April 2026 (up from 2%). Hokkaido's prefectural accommodation tax is collected inside that 3%, not on top (Kutchan Town). Niseko Town, covering Village, Annupuri and Moiwa, switches to the same 3% (Hokkaido's tax included) on 1 November 2026; until 31 October it's a flat ¥200–2,500 per person per night (Niseko Town press release, PDF).
The 3% applies to the room rate excluding consumption tax and meals, but including cleaning, bedding and service fees. If a place sells by the room or by the whole unit, the tax applies to that price (Kutchan accommodation tax guide, PDF). A condo at ¥60,000 a night before consumption tax, for 5 nights, adds ¥9,000 in accommodation tax.
How to pay less
The biggest saving is choosing the week: as the table shows, skipping New Year and Lunar New Year changes the price more than any discount. For longer stays, Skye Niseko gives 1 free night for 7–9 nights and up to 4 free nights for 16 or more, in two-bedroom suites or larger from 7 December 2026 to 3 April 2027 (Skye Niseko). When you compare, line up the total rather than the nightly rate: room plus fees plus tax. Once you have your week and headcount, you can start by lining up hotels, condos and lodges at the price for your dates.

For a family of four, the three places we compared on official rates range from ¥35,200 a night (lodge dorm beds) to ¥336,000 (a Hirafu two-bedroom over New Year). On your own, a dorm bed with breakfast starts at ¥7,100 in early December.
When is Niseko accommodation cheapest?
Early to mid December, and from March. January depends on the place: some are cheaper than New Year, others hit their highest rates from mid-January.
When is Niseko accommodation most expensive?
