ONE HANAZONO VILLAS: 13 Park Hyatt Branded Villas in Hanazono, by Kengo Kuma × André Fu

Park Hyatt is bringing its first branded villas in Japan to Hanazono. ONE HANAZONO VILLAS is a 13-villa development of 700 to 1,000 square metres per villa, with architecture by Kengo Kuma and interiors by André Fu; two show villas are scheduled to complete in winter 2026-27, and no short-stay rental programme has been announced at the time of writing (Hyatt Newsroom, 1 Sep 2026). The developer is Hong Kong-listed PCPD (Pacific Century Premium Developments, SEHK: 00432), and management is handled by the team already running the Park Hyatt Niseko HANAZONO hotel next door. If you are comparing high-end stays in Hanazono and Hirafu, read Niseko's luxury hotels, compared first, so the difference between the existing Park Hyatt rooms and these villas is clear before you keep reading.

Can you stay here, or is this for buyers?

ONE HANAZONO VILLAS is a residential development, not a hotel. Hyatt's press release only uses the words "owners" and "private ownership," and makes no mention of a rental programme or room inventory (Hyatt Newsroom). Pricing, sales phasing and any future rental option are also unpublished. For a traveller asking whether they can book a Park Hyatt branded villa in Hanazono for the 2027 winter, the honest reading is that there is no publicly announced way to do so, now or on a confirmed future date. If a villa-style stay in Hanazono is what you want, the realistic 2026-27 options remain Park Hyatt Niseko HANAZONO's hotel rooms and the villa-style condominiums mapped in Where to stay in Niseko.

Design: Kengo Kuma with André Fu

Architecture is by Kengo Kuma & Associates. Kuma is best known for V&A Dundee in Scotland and the Japan National Stadium in Tokyo, and for building forms that step down into landscape with wood, light and local materials. Interiors are by André Fu Studio, based in Hong Kong. Fu's work includes The Upper House in Hong Kong, Villa La Coste in Provence and Fullerton Ocean Park in Hong Kong, a measured and quiet Asian register of hospitality design. This is the first time the pair has worked together in Niseko, and the result is set up as the opposite of the usual European chalet language seen across the resort: materials and massing are tuned to Mount Yotei and the surrounding conifers (Hyatt Newsroom). Each villa has four to six ensuite bedrooms, a private driveway and a walled garden, and most villas face Mount Yotei directly.

How it differs from Park Hyatt Niseko HANAZONO

The existing Park Hyatt Niseko HANAZONO, which opened in 2020, has 114 hotel rooms plus a separate branded residences building. ONE HANAZONO VILLAS is neither of those: 13 standalone private villas, and the first Park Hyatt branded villa product in Japan. The press release wording is explicit: "the first Park Hyatt-branded villas in Japan" (Hyatt Newsroom). Day-to-day management and guest services are provided by the existing Park Hyatt hotel team, so owners effectively use the hotel's front desk and services from their villa. A dedicated clubhouse with ski-in, ski-out access and an après-ski lounge is planned for owners, but the release notes the clubhouse may not be complete at handover.

Timeline, price, and what to do about it

The published timeline covers two show villas, scheduled to complete in winter 2026-27. Handover dates for the remaining villas and any phase II schedule are not published, and neither are prices or sales phasing (Hyatt Newsroom); sales are handled by PCPD, with the Park Hyatt Niseko HANAZONO team as the practical first point of contact. For buyers, the pitch narrows to three things: scarcity at 13 villas, ski-in position in Hanazono, and operation under Park Hyatt. For travellers who will never buy one, this is still a useful signal: it marks which brand is pulling Hanazono's next decade. Set against the mid-market openings arriving the same season at Niseko Hirafu 4-jo 1-chome, Mercure Niseko and Hotel 101 Niseko, the 2026-27 picture is clearer than it was a year ago: Hanazono at the top, Niseko Hirafu 4-jo 1-chome (the new openings) in the middle.

FAQ

Can I book a stay at ONE HANAZONO VILLAS?

Not at the time of writing (2 November 2026). The press release speaks only of ownership and owners, with no reference to a hotel-style reservation system (Hyatt Newsroom). No future rental programme has been announced either.

How is this different from the Park Hyatt hotel or its residences?

ONE HANAZONO VILLAS is a Park Hyatt branded villa product: 13 standalone villas, and the "first Park Hyatt-branded villas in Japan" per the release (Hyatt Newsroom). That is a separate category from the hotel rooms and from the existing branded residences, which opened in 2020. Management is by the Park Hyatt Niseko HANAZONO team.

Who designed it?

Architecture by Kengo Kuma (Kengo Kuma & Associates), interiors by André Fu (André Fu Studio, Hong Kong). This is the first time the two have worked together in Niseko.

Location and scale?

Hanazono, adjacent to the Park Hyatt Niseko HANAZONO hotel. 13 private villas, each about 700 to 1,000 square metres, with four to six ensuite bedrooms, a private driveway and a walled garden. Most villas face Mount Yotei.

When will it be finished, and at what price?

Two show villas are scheduled to complete in winter 2026-27. Handover dates for the full project, pricing and sales phasing are not published at the time of writing. The developer is PCPD; management is by Park Hyatt Niseko HANAZONO (Hyatt Newsroom).
